Selecting The Site

Selecting the best section for your home.

One of our experienced Design and Building Consultants can help you to choose the right section for your dream home. They will visit the proposed building site to discuss your ideas, requirements, and budgets. Choosing the right section to build on is critical if the end result is to fulfill the needs of your family and your budget. Choosing the wrong section can lead to disappointment with the finished home and can add significant cost overruns that blow your budget.

At Madison Park Homes we offer two plan ranges to inspire our clients. Our Never Ordinary Range provides clients something different and unique. Our Competitive By Design Range combines budget and good design to achieve the ideal dream home.

 

Our team will work closely with you to help you to select the plan that best suits your needs, works on your chosen section and ticks your boxes in terms of wish list and budget. The advantage of starting with a plan from our range is that it gives you cost certainty from the start so avoiding disappointment if dreams and budget do not align. We do however offer a full design and build process for those who want a unique one-off home design.

MAKING THE PLANS

Specifications and Concept Plans.

Once we have worked with you to develop a plan that you love and meets your needs, we will finalise the concept plans, elevations then price the plans to your chosen specification. Our pricing will include all earthworks and ancillary site services, a detailed breakdown of all inclusions and exclusions, enabling you to make informed decisions.

Contract Documents.

Once finalised and approved your plans and specifications will form part of your fixed price building contract. This will be presented to you by your Madison Park Homes Building Consultant and fully explained before signing.

SELECTING THE FINISHES

Colour Selection/Finishes.

Once you have signed your build contract and it is unconditional, you then select the colours and finishes for your new home. Kitchen designers, landscape designers, and colour consultants are available to assist and guide you with your specific requirements.

GETTING APPROVALS

The Consent Process.

Once your specifications and selections are finalised, we prepare your drafting and engineering plans for submission to council for building consent (and resource consent if required).

MANAGING THE BUILD

Construction and Project Management.

Construction of your new home will commence as soon as possible after Council approves the plans. We will quickly determine a build start date and outline an indicative timeline. To ensure health and safety requirements are met your site visits need to be made through our Customer Service Team. Progress Payments are required as outlined in your build contract.

CHECKING THE QUALITY

Quality Control.

When your new home is finished it will be professionally cleaned, a thorough quality check will be done and the final Council inspection will be arranged. At this point, you will be invited to come and inspect your new home with the Project Co-ordinator. Any imperfections will be documented and fixed by our team.

HANDING OVER THE KEYS

Handover Day.

The most exciting part of the journey is the day we hand over the keys to your new home.

ON-GOING SUPPORT

Warranty Period.

Madison Park Homes offer a 12-month warranty programme and a 10-year Master Build Guarantee. Details of these will be explained to you and outlined in your handover pack.
